How Much For One Fairly-Sized E-Book?

Someone approached and asked me to write an e-book for him. Apparently, he was impressed with my site, particularly the depth and quality of my content. My problem is, I don't know how much to charge for such an e-book project. This is going to be my very first e-book creation. How much can I charge?

He wants the e-book to be:

1. 100 pages, more or less.
2. Co-authored by me and him.
3. He plans to offer it free of charge in exchange for opt-in email addresses to build his mailing list.
4. Completed within a month if possible.
5. An ongoing project wherein we can always update, rewrite, expand, republish, etc. as an ongoing promotional effort.

I have read somewhere that quality reprint rights are being sold today for $1,000 to $2,000. Is this true? Of course, what I'm going to create is just for him, which means I won't be able to sell reprint rights, individual copies, etc. Can I charge more than $2,000?

Based from these, how much could and should I charge for this e-book project? I'm really at a lost here. I need some guidance, please.
